The full notice, with a subject. The resident can read it and reply. The reply comes to the property managers for that subdivision. DewAlert does not write back.
For HOA and subdivision property managers
The shutoff, the gate, and the storm.
You already send these notices. The email is the wrong length for a text, and the wrong sound for a call, so you write the three separately.
DewAlert sends a channel only where you wrote it, and only to residents who asked for it. They do not get a login. Up to eight people in your office can send, and a reply comes back to those managers.

Who is here
Some of your residents left for the season.
Put the months on each person. Send the notice to everyone on the list, or only to the residents whose months include today. The people you skip stay on the list for the next one.
A street notice goes to the enrolled residents on that street. These are single-family homes. One house can have more than one resident, and each person chooses for themselves.
A late text or call asks you first.
Before 8:00 a.m. or after 9:00 p.m. Eastern, DewAlert warns the sender. You decide whether it goes. The clock stays on Eastern time when that resident is somewhere else.
A text or a call goes only to a resident who opted in to that channel. STOP on a number ends texts to that number, in every subdivision your office runs here.
The work you already do
The notices your office sends by hand today.
Text
Short enough to read on a phone. You see the segment count before it sends. A short text is one segment, 160 characters.
Phone
One recording, played to everyone who asked for calls. One try. If they miss it, voicemail can keep the same recording. Nobody is waiting on the line to talk.
- Water shutoff or boil notice
- Gate closure or road work
- Pool or amenity closure
- Parking, towing, or landscaping
- Storm preparation
- Office closed, or the follow-up after the repair
Your office
Every subdivision you manage. None of them see each other.
Your managers see their own subdivisions.
Up to eight people can send for a subdivision. A manager can be on more than one. The office next door, and the other subdivision you manage, cannot open this resident list or these notices.
What you can tell the board.
DewAlert is the shutoff, the gate, and the storm. Meeting notices, elections, budgets, fines, and lien notices stay on the path the association uses now. It does not take 911 calls, and it does not answer the phone.
After you buy
You set it up. Your residents opt in.
- We open the subdivision Within 14 days of payment. You get the sign-in. The 12 months start once your roster is loaded.
- Name it and choose who can send The people in your office who should be able to send a notice. Up to eight.
- Import the roster you already keep Name, house, street, email, and mobile. You are not typing residents in one name at a time.
- Each resident chooses The property manager chooses which of email, text, and phone that page offers. The resident opens a private link and picks all, some, or one. Someone who never says yes is not notified.
The year
What $2,700 covers for one subdivision.
Up to 1,500 enrolled residents. A list of about 500 is the ordinary case. Email has no cap. Unused text and phone allowance does not roll into next year.
If you go past the allowance
We bill the extra quarterly. Text is $0.02 per segment. Phone is $0.04 per minute. Those rates are for the United States and Canada, and they stay fixed for the first year. A mobile in Europe is priced before the first message to that country, so a seasonal resident there is not a surprise on the bill.
A street notice, and residents who skip text or phone, use less. A subdivision over 1,500 enrolled residents is priced before those extra names are imported. Another subdivision your office manages is another $2,700 a year.
